A lease is an agreement to occupy the tenant and the property allowed as personal use (within reason). No protection prevents that distribute the landlord for no reason and / or appropriate comments.

A license is permission to stay for now. It does not prevent the owner to enter what they want, and there is very little protection for the licensee may be invited to leave at any time.
